Project Scope

The goal of this project was a modest addition that would take advantage of the secluded backyard of this beautiful gated property. From the start the owner put an emphasis on environmental sensitivity, recycling, and reuse.

 

A reconfiguration to the back side of the house added space and opened views from the kitchen and family room. Half of the kitchen was left undisturbed and existing details were matched to expand into the new space re-using cabinets and fixtures where possible. A covered patio was vaulted and extended to include a new outdoor kitchen and fireplace that provides owners and guests a place to enjoy the outdoors. A complete landscaping plan which included upgrades to the pool, new trellis, a bocce ball court, storage shed with traditional detailing, and a Creative Energy Hot Spring Spa completed the plan.

 

Green efforts

  • 30% fly ash was added to all poured in place concrete
  • OSB plywood and engineered lumber was used throughout the new construction
  • All metal was separated from wood products and debris recycled and re-used where applicable
  • Resourced beams and other lumber from former projects and reused forming materials in the framing
  • All interior paints were low voc Benjamin Moore Super Spec Green
  • Streetshoe275 water based wood floor finish by Basic Coatings used for hardwood floor finishing
  • Ecobatt insulation at all new walls
  • Natural stone veneer on exterior fireplace as well as the entire patio surface and pool patio
  • The hvac sytem was sealed to protect from dust infiltration during construction and the existing furnace was relocated
  • Stone countertops (Soapstone)
  • All existing appliances, doors, and plumbing fixtures were both donated to habitat for humanity and re-used off site where applicable
  • Replaced existing 20 hp pump with an energy efficient Gould's submersible pump and reactivated the properties water well for irrigation purposes
  • Landscaping: Recycled road base and composted materials were used along with a built in weather station and low run off lawn sprinklers
